Environmental Analysis Feasibility Study, Adirondack landscape

A comprehensive environmental analysis was conducted of a 2,000-acre parcel located in the Adirondack Mountains of New York State. The analysis included an assessment of hydrological conditions of wetlands, lakes and streams, as well as slopes and special topographic features such as ledge rock and cliffs. Vegetative conditions were analyzed as well, noting the presence of old growth forest and sensitive habitat areas. The analysis was performed to determine the feasibility of developing the mountainous terrain for mixed residential and recreational land use.

The analysis techniques consisted of the review of available remote sensing data, regulatory mapping and on-site reconnaissance data. The on-site analysis included the thorough study of the existing terrain, vegetative and hydrological features, viewsheds and wildlife habitat. Particular attention was paid to those areas that could support a high diversity of wildlife or potentially harbor rare or endangered species. Sensitive habitat areas, including wetlands, old growth forest, ledge or other unique vegetative stands, were carefully noted on the existing conditions map.

The completed overall site analysis facilitated the identification of those areas that limited development due to the geophysical conditions, or otherwise worthy of preservation given the qualitative characteristics of the wildlife habitat. Identification of all areas that would best remain undisturbed enabled team members to prepare a conceptual development plan that included a mix of residential and recreational land uses. The plan provided a reasonable approach to development while allowing consideration to the environment and regulatory agencies.
